You must be enrolled as a full-time student to become a resident with us. We accept bookings from students who have either a conditional or unconditional offer from their university. However, we advise understanding our cancellation policy before booking, especially if your university place is not yet confirmed.

With the exception of registered assistance dogs, we do not allow any pets at our properties.

You are welcome to bring most of your personal belongings. However, please note that certain electrical items may not be suitable for our properCes due to compatibility issues. Non-UK compliant electricals, like rice cookers, pose fire risks when used with UK power outlets

If you plan to live with friends, please use the 'create application' link on our website. List the names of your preferred roommates, and we'll handle the arrangements for you.

During the 'book now' process, you have the option to choose your preferred room. You can also make special requests when using the 'create application' route, and we'll do our best to accommodate them. However, all requests are subject to availability and conditions.

If you wish to move to a different room during your tenancy, you need to formally request this from the accommodation team at your current property. If your request is approved, you'll receive new documents outlining the room change details, which you'll need to sign or accept online. If the new room has a higher rent, you and your Guarantor will be responsible for the increased amount from the date of access.

You are not required to vacate your room during academic breaks. Your room is yours for the enCre contract period.

You can obtain insurance details from the property manager upon check-in. If your property doesn't offer contents insurance, we recommend arranging your own coverage. Student property Ltd is not liable for personal belongings or room contents

Full-time students qualify for Council Tax exemption. Provide your council tax exemption certificate, which your university can help you obtain. If you haven't enrolled in your course yet, bring the name of your university and your student ID number when moving in.

Stage 2: Your wriBen complaint will be forwarded to a staff member, who will investigate and respond within 10 working days.

The Panel will respond within 10 working days. Include reasons for considering your complaint unresolved.

On-site car parking is available at select properties but is not included in the rental price, unless otherwise stated in writing. Car parking permits are separate from the tenancy agreement. Contact the property team to purchase a parking space, subject to availability.

Note that special requests can't always be guaranteed except for those covered under the Equality Act 2010.
